AAC installation check: before render covers it

A detailed report on your install, checked against the manufacturer's guide, before the render goes on.

Facadia Inspections: inspections by people who know AAC.

Supplying your own installer? Book an installation check from Facadia Inspections, so the work is checked by someone other than your installer. We check your AAC panels against the manufacturer's installation guide for the brand you used, before render hides the fixings, joints and battens.

How it works

Site visit (physical inspection)

An inspector visits the site and checks what's visible on all elevations, with photos, against the manufacturer's guide.

From $400 + GST (indicative)

That works out at about $1–2 per m² on a typical job.

Photo review included with your booking

Send photos of the work as it goes in, using our photo checklist. Attach them to the booking form or email them in. We review them with the site visit at no extra cost.

Included
What we can check: We can only check what we can see on the day and in the photos you send. Hidden work that isn't visible or photographed can't be assessed. For key stages, such as DPC, wall wrap and top hats packed out and straight, we recommend booking a visit before the panels go on.

What we check

Your written report

Every item is marked conforms, doesn't conform or couldn't verify, with the relevant guide clause and photos, and finishes with a clear fix list for your installer.

What the report is and isn't: Our report is our professional assessment of the visible work on the day. The manufacturer's guide and your building surveyor have the final say. It's not a certificate or a mandatory inspection. Items that are hidden or not photographed are reported as "couldn't verify".

Sending your photos

Much of an AAC install gets hidden behind the panels: the damp course (DPC) at the base, the sarking, flashings, and top hats fixed, packed out and straight. Ask your installer to photograph each stage before it's covered. No app, no account:

  1. Print or download the photo checklist and give it to your installer.
  2. Take the photos as the job goes, in daylight, with a tape measure in shot where a size matters.
  3. Send them in: attach them when you book, or email them to [email protected] with the job address in the subject.
  4. We review them and visit the site, then send your written report and fix list.

Photo rules: daylight; tape measure in shot for sizes; one wide shot per elevation plus close-ups; label photos elevation (N/S/E/W), item number, stage; include the panel pallet labels and the top hat and screw packaging.

Stage 1: Frame and battens (before panels)
  1. Framing and stud spacing (tape across studs), plus the wind category on the plans
  2. Sarking or wall wrap: laps, tape and product label
  3. Top hats: size, spacing, fixing, breaks at control joints
  4. Top hats packed out, straight and plumb (string line and straight edge)
  5. DPC fixed to the bottom plate, covering the slab rebate, wrap lapped over it
  6. Base and slab edge: clearance to finished ground
  7. Flashings at the base, openings and junctions
Stage 2: Panels fixed (before render)
  1. Panel layout: wide shot of each elevation, tape on the panel edge
  2. Adhesive joints: full and even, excess cleaned off
  3. Fixings per panel per top hat, countersinking and filled holes
  4. Corner panels: extra fixings where required
  5. Vertical and horizontal control joints: spacing, width, backing rod, sealant
  6. Openings and lintels, and sealant to window frames
  7. Internal and external corners
  8. Penetrations and services sealed
Stage 3: Pre-render (optional)
  1. Joint sealant before base coat
  2. Render beads and base sealer line
  3. Damage and patching

Items not visible on the day or in your photos are marked "couldn't verify". Always follow the current manufacturer's guide for your system.

Why it works

Builders get peace of mind: problems are found before render, when they're cheap to fix, not after a crack or a leak or a question from the regulator. Installers do better work when they know it will be checked against the guide.

FAQ

Is this a building surveyor inspection?

No. It is a visual check of what we can see on the day and in the photos you send, against the manufacturer's installation guide, by someone other than your installer. It doesn't replace your building surveyor's mandatory inspections.

Do I need an app?

No. There's no app or account. Attach your photos to the booking form, or email them to us with your job address.

What if I don't send photos?

We can still visit, but we can only report on what is visible on the day. Anything already covered is marked "couldn't verify".

When should I book?

Before render covers the panels. For key stages, book a visit before the panels go on (frame, battens, DPC and wrap), and again once the panels are fixed.

Which brands do you check?

We check all the AAC panel systems we supply: Hebel, Nasahi, Eastland and Bestari. Each one is checked against that manufacturer's current design and installation guide.
